NAR Clarification on the Clear Cooperation Policy and Office Exclusive Listings

The National Association of REALTORS (NAR) has issued an important clarification regarding the Clear Cooperation Policy (Section 1.02) and Office Exclusive listings.

NAR Clarification - Engaging in negotiations and accepting purchase offers on an Office Exclusive listing goes beyond the permitted one-to-one, broker-to-broker communication. These activities would require the listing to be filed in the MLS within one (1) business day to ensure compliance with MLS rules, equal opportunity, and market transparency.

Once negotiations begin or purchase offers are being accepted, the listing must  be moved out of Office Exclusive status within one (1) business day.
