Important Forms Changes Effective July 1

The following forms changes are effective on July 1, 2025:

The Residential Rental Listing Contract (#2048) and the Residential Lease (#2118) were revised to align more closely with the language used in the listing and sale contracts, particularly regarding broker compensation. To support these updates and ensure consistency, a new form, Broker Compensation Rider—Residential Lease (#2109a), was also created.

The new Appraisal Notice form (#2130) was created to provide a standardized process for addressing appraisal gaps when the appraised value is less than the purchase price.

Lastly, a universal change in terminology replaces “selling broker” with “Buyer’s broker” through the library of contracts and forms. This term is more commonly used in real estate license law, and MARIS implemented a similar change recently, as a result of changes being driven by the Real Estate Standards Organization (RESO) dictionary.

These changes are effective July 1, 2025, and the previous versions of each revised form will expire December 31, 2025.
