Communication Is the Currency of Trust
Lessons from the transactions that went right, and what they all had in common
By Mike Swaringim, President, St. Charles REALTORS®
In a shifting market, one truth continues to rise above the noise. Communication is the currency of trust.
We spend a lot of time analyzing what went wrong in difficult transactions. Delays. Misaligned expectations. Frustrated clients. Those lessons matter. But there is just as much value in studying the transactions that went right.
When you look closely, the common thread is not price, property type, or even market conditions.
It is communication.
The transactions that move smoothly, even when challenges arise, are led by professionals who communicate early, clearly, and consistently. These are the agents who do not wait for problems to show up. They stay in front of them.
And in today’s environment, that matters more than ever.
We are seeing a market that continues to evolve. Interest rates have found a more stable range, even if not where many hoped they would be. Inventory is improving in some segments, but still remains tight in others. Buyers are more selective. Sellers are more aware. Consumers are watching closely and making decisions with greater intention.
In this type of market, uncertainty does not disappear. It just changes shape.
That is where communication creates stability.
The best transactions start with clear expectations. Not assumptions. Not optimism. Clarity. Buyers need to understand the process, the pace, and the potential outcomes. Sellers need to understand positioning, pricing, and what feedback from the market really means.
When expectations are set correctly on the front end, everything that follows becomes more manageable.
The agents who excel here are not just informative. They are proactive. They are explaining the next step before it is asked. They are addressing potential obstacles before they become real ones. They are creating a sense of direction in what can often feel like an emotional and uncertain process.
And when something does go sideways, because at some point it will, communication becomes even more important.
Silence creates doubt. Delayed responses create anxiety. Unclear messaging creates frustration.
Clear communication builds confidence.
This is not just about talking more. It is about communicating better.
It is about picking up the phone when it matters. It is about delivering difficult information with professionalism and empathy. It is about making sure all parties involved understand where things stand, not just where we hope they will go.
The transactions that go right are not always the easiest ones. They are the ones where everyone stays aligned because someone is leading through communication.
There is also a professional responsibility component to this. As REALTORS®, we operate within a framework that is built on cooperation and trust. That only works when communication is present.
Responding to fellow agents. Providing timely updates. Being transparent with changes. These are not extras. They are expectations.
Our industry works best when we work together.
And our clients feel that.
They notice when communication is strong. They feel it when the process is organized. They trust it when things move forward without confusion. In many cases, they may not be able to define exactly what went well, but they know how it felt.
It felt professional. It felt steady. It felt right.
That feeling leads to something powerful. Confidence.
Confidence leads to referrals. Confidence leads to repeat business. Confidence builds long term relationships that go far beyond a single transaction.
As we move into the heart of the year, with activity increasing and opportunities presenting themselves, it is worth asking a simple question.
What do the best transactions have in common?
It is not luck. It is not timing.
It is communication.
Not just as a skill, but as a discipline.
Not just as a tool, but as a commitment.
Because in a business built on relationships, communication is not just part of the process.
It is the currency that builds trust.
